Sotogrande’s 11310 postcode continues to build momentum with record-breaking property sale at The Seven

Sotogrande SA has announced the successful sale of NIWA, an architectural icon by ARK Architects, located at The Seven, a private and secure enclave within La Gran Reserva setting a new benchmark as the most valuable property sale in Sotogrande’s 63-year history.

Sotogrande, Europe’s leading residential, lifestyle, and acclaimed golf destination, has reinforced its positioning as one of the world’s most desirable postcodes with a landmark property sale.

Located within Sotogrande’s private 11310 postcode, and designed by Manuel Ruiz, at the internationally renowned ARK Architects studio – NIWA represents the pinnacle of ultra-luxury living, with a nine-bedroom estate set on a 10,000 m² private plot. While the residence itself is an architectural masterpiece, the transaction underlines a broader story: Sotogrande’s 11310 postcode has firmly established itself among the world’s most exclusive addresses.

In 2024, Sotogrande had a record year with average sales prices surpassing €1.9 million, while top-end transactions exceeded €17 million for the first time. This record-breaking sale in 2025 reinforces the postcode’s trajectory, setting a new high-water mark for luxury real estate in Spain.

Agustin La Rocca, Real Estate Sales Director for Sotogrande SA, commented: “The sale of NIWA is a milestone that reflects both the extraordinary vision of our developments and the continued global demand for the refined Mediterranean lifestyle we offer in Sotogrande”.

Manuel Ruiz, the ARK architect behind this project explained: “The sale of NIWA marks the beginning of a new era for Sotogrande, where architecture and a unique lifestyle multiply its value on the Costa del Sol and, I would dare to say, throughout the entire Mediterranean coast. NIWA is a modern palace reinterpreted with a contemporary language that moves halfway between classical and contemporary architecture, with a very special materiality.

“Here, bio-architecture, light, craftsmanship, and silent luxury come together to create a unique piece, through patios, water features, and gardens. Bio-architecture transforms it into a modern Alhambra,” he added.

This momentum is being fuelled by marquee developments. The 15 has already sold over 50% of its ultra-luxury plots, AQUA – another ARK Architects project – achieved a €12 million sale within six months, and Village Verde, Sotogrande’s premium apartment and penthouse community, has reached 85% of units sold ahead of its second-phase delivery.

Rita Jordão, Director of Marketing for Sotogrande SA, commented: “Over the past 10 years, Sotogrande has been investing in its facilities, maintaining its essence as a low-density, high-quality destination. It’s very exciting to see how this positioning is becoming increasingly relevant to our customers. The record sale of NIWA firmly cements Sotogrande’s position as a destination among the very best.”

Sotogrande’s exclusivity is underpinned by its unique status as the only private postcode in Spain (11310), with 24-hour security, world-class amenities, and an environment that combines privacy with vibrant community living. Its location, with some of Europe’s best golf courses including Real Club Valderrama, Real Club Sotogrande, La Reserva Club, and The Alto Club Golf and Academy – recently opened by global ambassador Suzann Pettersen – positioned within the estate, further enhances its international reputation.

Founded in 1962, Sotogrande has grown into Europe’s most prestigious residential resort and a benchmark for luxury living. With over six decades of innovation, it combines world-class golf, sailing, polo, wellness, and gastronomy with cutting-edge real estate, creating a unique and secure environment for families and individuals seeking a global lifestyle destination.
